What is an EPC?
- An EPC (Energy Performance Certificate) is a report detailing the energy performance of a property.

SAP Rating - EPC

EPCs are produced in accordance with the requirements of EU directive 2002/91/EC.

The EPC contains two tables - an Energy Efficiency Rating (EER) and an Environmental Impact Rating (EIR). The EER is similar to the graphs found on domestic appliances. The EER measures the overall efficiency on a A to G scale, ranging from 1 to 100 (the higher the number the higher the efficiency). The average home in the UK is a band E (39-54).

The EIR shows the CO² emissions of the property.

The tables each have 2 columns, showing the current rating as well as the potential rating that could be achieved should recommendations be undertaken.
